Frequently asked questions
What is a fire risk assessment?
A fire risk assessment identifies fire hazards, people at risk and the measures needed to control that risk. It considers both prevention (reducing the likelihood of a fire starting) and protection, including means of escape, fire detection, fire doors, emergency lighting and fire-safety management. Significant findings and required actions are recorded in the report.
Is a fire risk assessment a legal requirement?
Yes. In England and Wales, the Regulatory Reform (Fire Safety) Order 2005 requires the Responsible Person to ensure a suitable and sufficient fire risk assessment is carried out for premises within its scope and kept under review. Scotland has separate fire-safety legislation, the Fire (Scotland) Act 2005. See do I need a fire risk assessment?
Who is responsible for arranging a fire risk assessment?
Responsibility normally rests with the person or organisation in control of the premises, such as an employer, landlord, freeholder or business operator. A managing agent may arrange the assessment on a client’s behalf.
What does a fire risk assessment look at?
Depending on the premises, the assessment considers ignition sources, combustible materials, people at risk, means of escape, fire doors, accessible compartmentation, fire detection and alarm, emergency lighting, firefighting equipment and fire-safety management.
Who should carry out a fire risk assessment?
The Responsible Person may carry out the assessment if they have the necessary competence. Where professional assistance is required, the assessor should have the knowledge, training, experience and competence appropriate to the type and complexity of the premises.
What happens if the assessment identifies actions?
Required actions are prioritised in the report. We can clarify the findings and next steps and, where required, assist with related fire-safety services. You are not obliged to use T&T for follow-on work.
